What Do We Require Of You?

- Business Conduct.
- We expect members to adhere to the Association's Code of Practice at all times.
- We expect members to adhere to the principles expected of good professional landlords and abide by the laws relevant to Landlords at all times.
- Members shall not use business methods involving dishonesty, deception or misrepresentation.
- If Housing benefit is paid directly to a member and there is a genuine overpayment, then it shall be promptly re-paid to the Housing Benefit Department upon receipt of a correctly prepared invoice.
- Members shall endeavour to use the services of G.P.L.A. in a supportive courteous and businesslike manner.
Standards of Accommodation.
- Members are expected to have, or be working towards having, their property accredited within twelve months of joining the Gateshead Private Landlords Association
- All members shall comply with all legal and statutory regulations
Management.
- Members should periodically visit their properties to ensure both the interior and exterior are of good repair and that the accommodation is of a satisfactory standard.
- All rights of the Tenant as stated in the Tenancy Agreement shall be respected.
- Tenants shall be given a telephone number or procedure to follow in the event of an emergency.
Administration.
- Members are advised to use the forms and Tenancy Agreements of the Association.
- Members are advised to carry out a vetting on each potential tenants and take up references and a guarantor for all tenancies
- A receipt shall be issued for the receiving of bonds and rents
- Members will issue a signed comprehensive inventory detailing the condition of each item.
- Members shall apply their best endeavours to ensure the tenants arrange to have all utilities registered in tenants name at commencement of tenancy.
- Members shall provide adequate insurance cover
- When a member is notified by the tenant of a defect to the property, he shall inform the tenant of the action to remedy the defect and the time scale involved.
