What to look for when viewing a property

- There should be no signs of dampness such as wet patches on the walls,
usually found low down on outside walls. Black mould is usually a sign
of poor heating, ventilation or insulation and is found on kitchens, bathrooms
and sometimes bedrooms.
- Make sure the property has a good heating system such as central heating
or storage heaters.
- Your landlord must get all gas appliances tested by a Corgi Registered
Installer at least once a year. Ask to see the Safety Certificates.
It is his duty to provide these.
- A decent fitted kitchen
- Clean inside and outside decoration.
- Make sure all door and window locks work
- Make sure roof is not leaking by checking the ceilings
- Run the hot water to make sure it is working properly
- Ask for the fire to be put on to check it is working correctly and
ask to see the safety certificate for it.
- Clean fire resistant furnishings
- Make sure windows open and close properly - remember poorly fitted
windows can be very draughty in wintertime.
- Make sure yard or property is not full of rubbish - ask the landlord
to remove any rubbish before you move into the property.
- Check electric sockets and light switches
- Location - Make sure it is in the right location to suit you. For
instance, if you have children, make sure there is an available school,
make sure it is accessible for public transport and shops etc.
- If there are any problems remember you don't have to take the property
- look at another one - there are plenty to choose from.
